三、项目背景
近年来世界范围内物流业发展非常迅猛，位于川滇黔的长江第一城的宜宾市翠屏区，物流量增加也非常迅速，2005年达到572.24万吨，预计到2015年将增加到1120.67万吨，而翠屏区目前物流企业普遍较小，还没较为集中物流集散地，有必要建设集中的物流集散地，预计项目建成后可满足翠屏区象鼻工业园和农产品加工园区物流的需要，处理翠屏区35%的物流量，在2015年达到481.65万吨吞吐量。

规划占地面积190万㎡，建筑面积106万㎡，其中仓储区占地面积33.9万㎡，建筑面积20.3万㎡；物流配送中心占地面4.1万㎡，建筑面2.4万㎡；管理办公区占地1.8万㎡，建筑面积4.2万㎡；生活服务区，占地面积2.0万㎡，建筑面积3.1万㎡；货运停车场占地面积2.5万㎡，建筑面积0.2万㎡；加工中心占地面积122.2万㎡，建筑面积69.4万㎡。

Along with the start-up of some important projects like the Jinsha River water power exploitation,logistics amount increases a lot which reaches 5.7224 million tons in 2005 and would reach 11.2067million tons in 2015.Local logistics enterprises are small and there is no a logistics distributing center.A logistics distributing center is in dire need.The site of this project is 10km away from Yibin central area and a railway station of Neikun Railway is in side.Neiyi Expressway,in-building Leyi Expressway,river-side highway and Chuanyun Highway converge here.It also borders upon Xiangbe Industry Garden and Agriculture Product Process Garden,which is 7km away from Baisha Industry Garden.

It plans to occupy 1,900,000 ㎡ of land with 1,060,000 ㎡ of construction area including 339,000 ㎡ storage zone with 203,000 ㎡ of construction area.Logistics distributing center occupies 41,000㎡with 24,000㎡of construction area. Administration and office zone is 18,000㎡ with 42,000㎡ of construction area.Living service zone occupies 20,000㎡ with 31,000㎡ of construction area. Freight transportation park occupies 25,000㎡ with 2,000㎡ of construction area.
